Sky Ranch is a nearly 1,000-acre mixed-use, residential community along the rapidly growing I-70 corridor, to the east of Denver and to the south of Denver International Airport. Planned to include five distinct residential neighborhoods, Sky Ranch is comprised of approximately 3,400 homes across a range of attached and detached product types, providing diversity throughout the community.

The RainDance subdivision in Windsor, Colorado, north of Crossroads Boulevard is a farm-to-table community consisting of acres of corn, gardens, and orchards, all available to residents. There are approximately 2,787 units within the proposed 1,133-acre site, each designed to utilize the provided non-potable water. The project contains large open space tracts containing irrigated native seed with native trees and shrubs as well as sod areas and prerennial beds within each filing. Both large private parks as well as smaller pocket parks are included in each filing consisting of sod play areas, shrub beds, orchards, and other farm areas and play amenities. Orchard areas were drip irrigated on separate zones, while garden and farm areas were provided water and left for residents to create the irrigation needed per the crop type.

The Overlook and Hunter's Crossing

The two sites utilized the same pump (civil designed) to irrigate the almost 300-acre site. MPi Designs created a master plan to determine the required peak and annual water demands for the two open sites, including the demand required by the combined 948 lots. The distribution mainline was designed and sized in coordination with the civil engineer and general contractor to ensure the proper placement of lines, sleeves, and irrigation connection points. Irrigation taps were designed for each lot for use of private irrigation. Public areas included native seed throughout the site in open space tracts and detention areas, and an approximate 7-acre park and right-of-way plantings along streets within the site as well as the adjacent county roads. Phasing was considered on both sites.
Trails at Crowfoot

Site Design:
The Crowfoot site consists of 824 planned units and 51 tracts for future areas such as multi-family homes, within the proposed 400 acres. The site includes a 17-acre town park, which includes a frisbee golf course in the native area, baseball field, soccer field, and pool. MPi Designs coordinated the equipment preferences and design concepts of the town park with the town staff.
